Wetland Seasons Bay is the final phase of the SHKP Wetland series.

Although it is the final phase, the third phase of Wetland Seasons Bay is the closest to Light Rail Wetland Park Station. It only takes 5 minutes from the station to Wetland Seasons Bay.

Wetland Phase 1 and Phase 3 both have ground floor shops, which are very spacious.

The tenant mix of the first phase is mainly F&B offerings, including The Farm, Soup Plus, Jin Curry, Bath Coffee, Rhino Rhinoceros.

Jin curry can also be found in Ocean Popwalk Tseung Kwan O. It is believed to be the usual bundled lease agreement with SHKP.

A hair salon is also set up on the ground floor of the first phase. There is also a convenience store and small supermarket iEAT and YATA’s convenience store KONBINI.

I have questioned SHKP why they would not operate in Wetland which is a monopoly business.

KONBINI is now being planned in future SHKP projects including Novo Land in Tuen Mun, and Silicon Hill in Pak Shek Kok.

I do not have the operating figures from YATA. However, it would take an hour to go back and forth and buy daily necessities at the nearby shops.

Or you can only rely on online shopping or pre-purchase daily necessities and food for the whole week.

Although Konbini will close at 8 pm, this monopoly business is worth a shot.

In recent months, Wetland is finally beginning to arrange shuttle bus service to and from Yuen Long Plaza during the holidays. I am not sure if it will be attractive for residents.

With the booming business at Phase 1, it has also successfully led to the lease of the shops at Phase 3. The list of merchants in Phase 3 includes Hey! Kitchen, a centralized kitchen for takeaway service that has operated in another SHKP malls.

The biggest competitor of Wetland mall is One Sky Mall developed by Billion Development.

It takes 8 minutes to walk from the first phase to One Sky Mall.

The four-storey One Sky Mall spans an area of 200,000 sq. ft.

The neighborhood-centric mall includes fresh produce stalls that have been repeatedly accused of blocking the street and causing hygiene issues, DS supermarket, JEBN, express delivery points and local shops.

In addition to One Sky Mall, there are also FEHD Tin Shui Wai Skylight Market.

Why has there never been a permanent public market in Tin Shui Wai?

In early years, Tin Shui Wai was criticized for its lack of commercial facilities.

In the 1980s, Tin Shui Wai was originally a gigantic development project led by MightyCity

, a consortium led by Cheung Kong and China Resources, to develop the entire Tin Shui Wai with an area of 500 hectares. A development scale that is comparable to Discovery Bay.

However , the British Hong Kong government bought back the land from the developer in 1982,

and then approved 40 hectares of land for the development of the now well-known Kingswood Villas.

South China Morning Post reported in 2010 that the devil is in the details.

Besides the controversial price used by the government’s buy back, the government is also accused of signing a memorandum with MightyCity, to restrict commercial development in the area, so as not to compete with MightyCity’s commercial facilities.

And the agreement remained in existence until 2002, meaning that the commercial facilities that were not part of Kingswood Villa could only be planned from 2002 onwards.

Including the two-storey Tin Shui Wai Public Market next to Tin Shui Wai Station, 20 years in the making.

This would be the first “market in the sky” in Hong Kong.

Tin Shui Wai Public Market would be serving residents in Tin Yiu and Tin Tsz from 2027.

Although Cheung Kong has abandoned the plan to re-develop Harbour Plaza Resort City into residential uses, the population in the area will continue to boom.

SHKP would develop the Kiu Tau Wai commercial project, which is on the other side of Tin Shui Wai Station.

The developer has completed a land premium of nearly 2 billion dollars.

The total floor area of the project exceeds 850,000 square feet, consists of offices and nearly 500,000 square feet of shopping malls.

The scale is comparable to that of SHKP flagship apm project. And it will become the landmark of Tin Shui Wai.

The last stop today is Kingswood Richly Plaza, which is believed to be the most distinctive place in Tin Shui Wai.

When fresh food market could also be found in Richly Plaza, Is it vital for Tin Shui Wai to have a public market now?

Would the livelihood problems in Tin Shui Wai be solved with solely a new public market?
